No. Operating a 30⁺ day furnished stay on Airbnb as the owner does not require a property management license under California law. A PM license is required when managing property on behalf of others for compensation. Superbahost is a consulting and co-hosting practice — not a licensed PM firm.

What is the difference between a short-term rental and a mid-term stay?

Short-term rentals are typically listed at nightly or weekly rates and subject to LA's Home Sharing Ordinance, which restricts them to primary residences. Mid-term stays — 30⁺ day minimum — are not subject to the same ordinance and can be operated in investor-owned units legally.

How much can a furnished stay earn compared to a long-term lease?

Most professionally operated furnished units in West LA and Las Vegas earn 20–40% above comparable long-term lease rates. Actual performance depends on unit size, location, furnishing quality, and guest positioning. Superbahost does not publish guaranteed rate projections.

What is Selective Co-Hosting and how does it differ from full property management?

Selective Co-Hosting is hands-on operational support — guest communication, booking coordination, turnover oversight, and owner reporting — provided for a small number of qualifying properties. It is not property management. The owner retains the Airbnb listing, account, and full control. Superbahost coordinates on the owner's behalf.

Which markets does Superbahost serve for co-hosting?

Full co-hosting is available in Venice, Santa Monica, Mar Vista, Culver City, West LA/Westwood, Beverly Glen, and Las Vegas. Remote setup consulting and coaching are available to owners nationwide.

What is the minimum stay requirement?

30 days minimum for all Superbahost-managed and consulting engagements. We do not work with nightly rental or STR-classified listings.

How does Superbahost use AI in hosting operations?

AI is applied to dynamic pricing review, guest communication drafting, scheduling optimization, and performance monitoring. Human judgment handles screening decisions, guest escalations, and positioning strategy. AI assists — it does not replace operator judgment.

Does Superbahost work with owners outside Southern California?

Co-hosting is available in SoCal and Las Vegas only. Hosting Launch and Coaching are fully remote and available to owners nationwide.

What does Superbahost charge?

Pricing is scoped per engagement and discussed after the qualifier. We do not publish rate cards publicly — scope varies by property profile, market, and service type.

Mid-Term Rentals in Los Angeles

Do you need a license to rent your property for 30+ days in Los Angeles?

No. In Los Angeles, a 30-day minimum stay furnished rental does not require a Home Sharing Permit, a short-term rental license, or a property management license — as long as you are the property owner operating your own listing. The City of Los Angeles Home Sharing Ordinance applies to rentals of less than 30 consecutive days and requires a permit tied to the owner's primary residence. At 30 days or more, that ordinance does not apply.

A California Department of Real Estate (DRE) property management license is required when someone manages property on behalf of another owner for compensation — collecting rent, entering into leases, or advertising for lease. Co-hosting on Airbnb, where the owner retains the listing account and the co-host assists with operations, is a distinct activity not classified as property management under California law. Superbahost operates as a business management consulting and co-hosting practice, not as a licensed PM firm.

What is the difference between co-hosting and property management in California?

Property management in California is a licensed activity regulated by the Department of Real Estate. A licensed property manager can collect rent on behalf of owners, enter into lease agreements, and advertise property for lease — all in exchange for a percentage of revenue, typically 20–30% of gross rent. This requires a DRE license.

Co-hosting on Airbnb is a platform-specific relationship where a secondary host assists the primary owner with guest communications, turnover coordination, and listing management. The owner retains the Airbnb account, the listing, and control over booking decisions. The co-host operates within those parameters on the owner's behalf. This is not classified as property management under California law.

For ADU owners and condo investors in Los Angeles, the distinction matters financially and operationally. A property management company charging 25% of a $4,000/month unit costs $1,000/month in perpetuity. A co-hosting arrangement with Superbahost is scoped and priced differently — and the owner keeps the Airbnb relationship, the guest history, and the platform reviews.

AI is applied to three areas of mid-term stay operations: dynamic pricing analysis, guest communication drafting, and scheduling coordination. For pricing, AI tools analyze comparable listings, demand signals, and seasonal patterns to recommend monthly rate adjustments — reviewed and applied by Superbahost, not automated. For communications, AI drafts inquiry responses and pre-stay instructions that are reviewed before sending, reducing response time while maintaining quality. For scheduling, automation assists with turnover coordination and maintenance follow-up.

Human judgment handles everything AI cannot reliably do: guest screening decisions, escalation handling, positioning strategy, and quality control. For 30+ day stays specifically, guest screening is critical — a bad fit in a 60-day booking is a much larger problem than a bad nightly guest. AI flags, humans decide. That's the Human + AI model.
